    Glamor causes a certain kind of harm. Not the obvious kind, like graffiti or broken fences, but the quiet, slow, and nearly unreversible economic kind. More than most places, Byron Bay is aware of this.

    This small coastal town in northern New South Wales became something of an unofficial celebrity retreat for a few years in the early 2020s. After relocating here with his family, Chris Hemsworth created a life so obviously perfect that it began to appear in magazine spreads. Zac Efron discreetly bought a sizable rural estate north of town after renting a $22 million mansion nearby. During the filming of Thor: Love and Thunder, Matt Damon arrived and stayed in an opulent European-style home that cost thousands of dollars per night to rent. The location had always been well-liked. However, this was not the same. This was a particular kind of attention that was costly, worldwide, and aspirational.

    Byron Bay’s median home price increased to $3.45 million by June 2022. You can learn everything about the speed of what transpired from that figure, which is comfortably positioned at the top of the market. PropTrack data shows that prices in the suburb increased dramatically during the pandemic, driven in part by low interest rates, in part by Australians leaving cities, and in part by something more difficult to measure: the belief that Byron Bay must be worthwhile if individuals like Chris Hemsworth were choosing it.

    Real estate broker Damien Smith gave a direct description of the time. In just a year, prices had increased by nearly fifty percent. Suddenly able to work remotely, buyers from Sydney and Melbourne decided they wanted to live somewhere lovely. Furthermore, Byron Bay, which already had a limited amount of land and a wealth of coastline, could not sustain that level of demand without repercussions.

    Those who had nothing to do with the celebrity narrative suffered the most. Growing up in Byron Bay, Brad Reed worked two jobs there as a chef and a landscaper before having to relocate south to Ballina due to unmanageable rent. He wasn’t by himself. Locals talked about friends who lived in garages or couch-surfed, while others commuted from an hour away. Delta Kay, a Bundjalung woman, noted that only five of the more than 100 Arakwal people with ties to their ancestral homeland were actually residing there. Market forces moved more quickly than any legal agreement could account for, pricing out the community that had negotiated Native Title rights to the land.

    In all of this, it’s difficult to avoid feeling a little tense. Exactly, the celebrities weren’t acting improperly. They were fond of a location. They either relocated there or paid a visit. However, their presence served as a sort of signal to the larger market, indicating that Byron Bay had been endorsed by taste and money. The market reacted appropriately, driving prices to levels that eliminated the very personality that most likely drew those celebrities in the first place.

    What transpired next was the intriguing twist. The market has substantially corrected since the peak. According to PropTrack data from early 2026, the median house price dropped to about $2.3 million, a decrease of more than 31% from the previous year. Once fetching million-dollar premiums, luxury properties have seen price reductions totaling millions of dollars. The “Hemsworth effect” seems to be fading.

    However, unwinding and undoing are not the same thing. The average price of a home in the Byron shire is still about $1.5 million, which is much more than it was prior to the pandemic rush but still about 16% less than its peak in April 2022. A small adjustment does not reopen the door for the families, workers, and craftspeople who were uprooted during the boom years. As recently as February 2026, the town’s rental vacancy rate was only 1%. People still desire to be there. Simply put, the market reduced the number of people who could afford it.

    Simon Richardson, the mayor of Byron Bay, once stated that it was crucial the town not turn into a playground for the wealthy. It’s unclear if that boundary has already been crossed. The surf is still good, the coffee shops are still open early, and the place still has an inexplicable allure. However, more and more of the employees who keep a town running—such as the chefs, cleaners, and landscapers—commute from other places. Maybe the A-listers have moved on. It is much more difficult to change the price floors they helped establish.
